Terra Equity Holdings LLC is a Nevada limited liability company that sources, acquires, and banks infill lots on behalf of small and mid-sized homebuilders. We are purpose-built for the builder doing 5 to 15 homes a year.

Our Thesis

Great builders should not have to be great land speculators.

Small and mid-sized builders are the backbone of housing supply in growing metros — yet they are increasingly priced and outmaneuvered out of the lot market by national builders with dedicated land acquisition teams and deep balance sheets. Terra Equity was formed to close that gap.

We provide the capital, discipline, and acquisition infrastructure that an in-house land team would — without the overhead of hiring one. Builders engage us as a confidential, third-party partner aligned to their production plan. We find the lots, underwrite them, close on them, and deliver them.

Our focus is infill. The lots that move neighborhoods forward, fit within existing school districts and utilities, and absorb quickly when a quality home is built on them. It's a harder game to play at scale, which is precisely why we play it.

Builder-First Alignment

We don't compete with our builder clients. We don't build homes, we don't flip retail, and we don't shop lots to other builders once we've committed. Our entire business is helping our builder partners hit their annual production targets.

Underwriting Discipline

Every lot is underwritten against the builder's product, pricing, and absorption assumptions — not against a speculative appreciation story. If the numbers don't work on a conservative basis, we don't buy it.

Confidentiality

Many of our engagements are with builders who prefer the market not know exactly where they're assembling lots. We operate quietly, acquire in our own name, and protect our partners' strategic information.

Local Intelligence

Infill is hyperlocal. We work with brokers, title agents, civil engineers, and municipal staff in each of our markets to find lots before — and after — they show up on the MLS.

Michael Lazar leads Terra Equity Holdings and is the principal point of contact for builder partners and investors. Michael oversees acquisition strategy, underwriting, and capital deployment across Terra Equity's active markets.

With a focus on infill land banking for small and mid-sized builders, Michael built Terra Equity around a simple belief: that the builders closest to the customer should have the same caliber of land partner available to them as the largest public builders do.
